Tivoli Maiorana Belém Pará brings Tivoli Hotels & Resorts to northern Brazil for the first time and gives the brand a strategic foothold at the gateway to the Amazon. Located in Belém’s historic Campina neighborhood, one block from the waterfront, the hotel overlooks Guajará Bay and provides convenient access to Estação das Docas, Ver-o-Peso Market, Praça da República and the Basilica of Nazaré. Its debut follows Belém’s elevated global profile as host city for COP30 and positions the property to capture both international leisure demand and business connected to the Amazon region.
The 176-key hotel includes guest rooms, four suites and two approximately 2,370-square-foot Presidential Suites with expansive living and dining areas, bay views and 24-hour butler service. A major differentiator is its food-and-beverage program. SEEN Belém, from Portuguese restaurateur Olivier da Costa, combines rooftop dining, cocktails and sunset views, while Must Restaurant & Bar emphasizes regional ingredients alongside additional café, wine and Italian-inspired concepts.
Wellness includes a rooftop pool and Tivoli Shape fitness center, with an Anantara Spa incorporating Amazonian influences. Five meeting and convention spaces accommodate events of up to 500 people. Overall, the property combines an upscale urban hotel with destination-led food, wellness and access to one of Brazil’s most culturally and ecologically distinctive regions.
Avani Mooloolaba Beach Hotel represents a significant addition to Queensland’s Sunshine Coast and is the first internationally branded new-build hotel to open in the destination in more than four decades. Located just over 300 feet from Mooloolaba Beach, the property gives Avani a contemporary coastal resort product within easy reach of one of Australia’s best-known leisure beaches.
The hotel was developed with 180 guest rooms and suites designed around relaxed coastal living. Its elevated position makes views an important part of the guest experience, with outlooks toward Mooloolaba Beach, Point Cartwright and the Glass House Mountains. Food and beverage is centered around three venues, including a modern Australian restaurant and bar on the 12th floor, creating an additional reason for local residents as well as hotel guests to use the property.
Wellness is another major component. AvaniSpa provides private treatment suites and a sauna, while AvaniFit serves as the hotel’s dedicated training and fitness facility. The overall positioning reflects Avani’s emphasis on approachable, design-led premium hospitality rather than formal luxury: contemporary rooms, active wellness, social dining and easy beach access.
Avani+ Lanexang Vientiane introduces Avani’s premium lifestyle positioning to the Lao capital and becomes the brand’s second hotel in the country after Avani+ Luang Prabang. The 197-key hotel sits on Fa Ngum Road overlooking Chao Anouvong Park and the Mekong River, placing it well for both business travelers and visitors exploring Vientiane’s temples, riverfront and growing dining scene.
Rooms and suites range from Deluxe accommodations through a Presidential Suite, with contemporary layouts designed to support both work and leisure. Mekong Mosaic launched with the hotel as the principal all-day restaurant, combining international comfort food with Lao influences. Additional venues include Sabaidee Social, a Mediterranean-inspired tapas and entertainment concept; The Pantry, combining café service with co-working; and Salongxay, a more refined Thai-Lao restaurant.
The wellness offering includes an outdoor pool and fitness facilities, an AvaniSpa and expanded treatment experiences will be introduced soon. Meetings are an important part of the business model: Lanexang Hall accommodates up to 320 guests, supplemented by meeting rooms and outdoor event areas.
With its riverside setting, sizable room count and combined leisure, corporate and social facilities, Avani+ Lanexang’s capital-city presence complements the more heritage-oriented Avani experience in Luang Prabang. The two properties can also serve as bookends to a journey aboard Bohème by Mekong Kingdoms, a five-night luxury river cruise sailing along the Mekong between Vientiane and Luang Prabang.
Anantara Tented Camp Kafue River is one of the most distinctive openings in Minor Hotels’ 2026 pipeline. Located within Kafue National Park in Zambia, the project marks Anantara’s first tented safari camp and expands the luxury brand further into experience-led conservation tourism. Kafue is among Africa’s largest protected landscapes, giving the camp a substantially different proposition from Anantara’s urban and conventional resort portfolio.
The intimate development comprises just 13 keys. Accommodation is elevated more than 11 feet above the ground on timber platforms, a design approach intended to maintain natural water movement and allow wildlife to pass beneath the structures. Every accommodation has nearly 25 feet of private river frontage. There are ten villas, including a roughly 4,300-square-foot Presidential Villa, plus three highly elevated Horizon Terrace Suites. Interiors by South Africa’s MRS studio combine organic materials and contemporary detailing with references to the surrounding environment.
Guests can explore Kafue through game drives and river-based safaris, while wellness draws on the landscape and local traditions rather than functioning simply as a conventional resort spa.
The project also supports broader ecological restoration work involving the Zambian government and African Parks.
Tivoli Palazzo 1880 Lecce Hotel brings Tivoli Hotels & Resorts into Puglia, one of Italy’s fastest-growing luxury leisure destinations. The five-star hotel occupies a renovated 19th-century palazzo on Via Imperatore Augusto in central Lecce, between Piazza Sant’Oronzo and Piazzetta Santa Chiara. Its location puts guests immediately among the city’s celebrated Baroque architecture, Roman Amphitheatre, Basilica di Santa Croce, cafés and wine bars while keeping the beaches of Salento within driving distance.
Following a comprehensive renovation and transformation, the finished hotel contains 48 rooms and suites. The hotel includes a restaurant, rooftop lounge experience with views across Lecce, and a dedicated wellness area incorporating a pool, treatment facilities, Turkish bath and fitness amenities.
For Tivoli, Lecce strengthens an increasingly important Italian portfolio and extends the brand beyond major gateway cities into a high-growth regional destination. For travelers, the principal appeal is the combination of walkable historic-city immersion, Puglian gastronomy and straightforward access to the Adriatic and Ionian coastlines.
Avani Queenstown marks the brand’s debut in Queenstown and its New Zealand flagship, bringing Avani’s premium lifestyle positioning to one of the country’s best-known year-round adventure destinations. Set directly on the shores of Lake Wakatipu, the hotel occupies the former Oaks Shores Resort, which has undergone a significant transformation from serviced apartments into a full-service, design-led hotel. The opening gives travelers a contemporary lakefront base for experiencing Queenstown’s skiing, outdoor adventure, dining and surrounding landscapes.
The reimagined property combines clean-lined interiors and locally inspired finishes with social spaces designed around the destination, from après-ski gatherings by the fireplace to private dining and flexible event spaces. Wellness is integrated through AvaniSpa and AvaniFit, while Six to Midnight serves as the hotel’s all-day culinary and social hub, showcasing local and seasonal produce through globally inspired menus. The venue evolves throughout the day from breakfast and lunch to high tea, après-ski and evening à la carte dining.
The opening comes as Queenstown continues to strengthen its appeal beyond its traditional ski season, with adventure, food and wine, wellness and nature driving year-round visitation. For Avani, the property adds a major leisure destination to its growing Australasian portfolio and complements Avani Auckland Metropolis Residences and the newly opened Avani Mooloolaba Beach Hotel in Australia. With its lakefront setting and lifestyle-led approach, Avani Queenstown offers a new way to experience one of New Zealand’s most iconic destinations.
Avani Kota Kinabalu Hotel is planned as the brand’s debut in Malaysian Borneo, bringing Avani’s contemporary premium positioning to Sabah’s principal urban and tourism gateway. The hotel is designed to work as both a city base and a launch point for travelers exploring the wider region, including Sabah’s islands, beaches, wildlife destinations and mountain landscapes.
The property will have 200 guestrooms and suites emphasizing comfort, connectivity and uncomplicated modern design. The city-center location gives guests access to Kota Kinabalu’s waterfront, markets and cultural attractions, while the hotel itself is intended to provide the social and wellness facilities expected of Avani’s newer generation of urban properties.
A key feature will be rooftop dining with panoramic views, adding a destination-oriented social component to the hotel. AvaniFit will provide the principal fitness offering, while flexible common areas and technology-enabled amenities are aimed at travelers mixing work, leisure and shorter city stays.
Strategically, the opening fills an important geographic gap. Kota Kinabalu is one of Southeast Asia’s primary gateways to nature and adventure travel, connecting contemporary city hospitality with demand for Borneo’s beaches, diving, wildlife and outdoor experiences.
Anantara Xiling Snow Mountain Resort will introduce the luxury brand to China’s Sichuan province and create an unusual alpine complement to Anantara’s better-known tropical and cultural resorts. Located approximately 90 minutes from central Chengdu, the property is positioned to combine access to a major Chinese gateway city with skiing, mountain scenery and year-round outdoor recreation.
The resort is expected to offer 150 guestrooms and suites. Interiors will use warm textures and strong connections to the surrounding landscape, with panoramic mountain views playing a central role in the guest experience. The setting provides a natural seasonal duality: skiing and snow activities in winter, followed by hiking and nature trails during warmer months.
Anantara’s luxury pillars will be adapted to the mountain environment through elevated dining and a dedicated Anantara Spa & Wellness experience. Rather than functioning simply as a ski hotel, Xiling Snow Mountain is intended as a full-service luxury resort in which wellness, cuisine and destination discovery remain relevant outside the winter sports season.
Sichuan is internationally recognized for Chengdu’s food culture, giant pandas and regional heritage, while Xiling adds outdoor recreation to that tourism mix. For Anantara, the opening demonstrates how the brand’s destination-led model can extend from beaches and historic cities into a four-season mountain setting.
Tivoli La Vie Muscat Hotel marks Tivoli Hotels & Resorts’ debut in Oman and expands Minor Hotels’ luxury presence in the Gulf through a mixed hotel-and-residential development. The property is planned as a refined urban retreat rather than a conventional beach resort, bringing Tivoli’s Portuguese-rooted luxury identity into a destination known for Omani heritage, dramatic mountain scenery and a comparatively low-rise approach to development.
The hotel component will contain 79 guest rooms, accompanied by 100 fully serviced branded residences. Design is intended to combine contemporary elegance with references to Oman’s cultural heritage, evoking a strong sense of place.
Food and beverage will be a major component, with three venues planned. The most prominent is a SEEN Rooftop restaurant and bar, designed around sunset views, dining and nightlife. Wellness will include an Anantara Spa and rooftop swimming pool. Flexible event facilities will support corporate meetings, social gatherings and the wider Muscat business market.
Tivoli Bilaj Al Jazayer Bahrain Resort is one half of a two-brand Minor Hotels development planned for Bahrain’s emerging Bilaj Al Jazayer waterfront district. Together with the neighboring Avani resort, it will mark Minor Hotels’ debut in the Kingdom and provide a complementary luxury and premium offering within the same coastal destination.
The Tivoli property will contain approximately 100 guest rooms and suites and is being positioned as the more elevated of the two resorts. Design is expected to blend Tivoli’s established sense of European sophistication with elements of Arabian heritage, giving the hotel a more destination-specific identity. Direct access to the beach is fundamental to the experience, with dining, wellness and resort recreation intended to make the property attractive both to international visitors and the regional drive market.
Family-friendly amenities will broaden the audience beyond couples and luxury leisure travelers. At the same time, the Tivoli flag gives the project an upscale positioning that can benefit from Bahrain’s established business, events and weekend-leisure demand.
The location is strategically notable. Bilaj Al Jazayer is being developed as a major new waterfront leisure district, meaning the hotels will open as part of a larger destination rather than as isolated resorts.
Avani Bilaj Al Jazayer Bahrain Resort will open alongside the Tivoli resort within Bahrain’s developing Bilaj Al Jazayer waterfront destination. While the two properties share the advantages of direct beach access and the surrounding leisure district, Avani is being positioned as the younger, more relaxed and connectivity-focused alternative.
The property is expected to contain 110 guest rooms and suites—slightly more inventory than its Tivoli neighbor. The guest experience will follow Avani’s established formula of smart contemporary design, social spaces and straightforward service, with a strong emphasis on leisure. Beach access, lively food-and-beverage concepts, wellness facilities and family-oriented amenities are all planned for the resort.
NH Collection Sliema Malta will mark Minor Hotels’ first property in Malta. Planned as a 268-room premium new-build, it will occupy a position in Sliema, the busy coastal district across the harbor from Valletta and one of Malta’s principal areas for hotels, shopping, restaurants and waterfront activity.
The property, which sits along a seaside promenade, will combine the benefits of an urban hotel and a Mediterranean resort. Its guestrooms and suites will emphasize contemporary comfort, while a rooftop bar will take advantage of Malta’s coastal views and outdoor social culture. A swimming pool, spa and wellness center will strengthen the resort component, while a signature restaurant will provide a more destination-led dining experience. Leisure visitors will find a home base from which to enjoy Malta’s historic sites and beaches, while business travelers will benefit from proximity to commercial areas.
The opening represents an important geographic milestone for NH Collection. The brand has traditionally been strongest in continental Europe and the Americas, and Malta provides a highly international Mediterranean leisure destination where premium city hospitality and resort amenities naturally overlap. With 268 keys, the property will be one of the larger NH Collection openings of 2026.
The WestDill Mayfair Hotel London is scheduled to become the second major opening under Minor Hotels’ new Colbert Collection brand following the May 2026 launch of Porta Rossa Hotel Firenze. The Colbert Collection consists of distinctive independent properties that retain a strong individual identity.
Its concept revolves around three themes—the art of gathering, the art of place and the art of taste—with an emphasis on visual culture, gastronomy and hotels that feel rooted in their destinations.
Mayfair is a logical flagship market for the Collection, as the district combines luxury retail, galleries, restaurants, historic architecture and proximity to Hyde Park, Piccadilly and central London’s business districts.
Colbert Collection Koh Samui is scheduled to become the new brand’s first Asian property in the first quarter of 2027. (Details forthcoming.)
Anantara Adriatic Istria Resort in Croatia and Hotel Palace Portorož, Minor Reserve Collection Slovenia will open in Q1 2027, following major renovations over the winter months.
The Istria property has 186 keys, three restaurants, four bars, a major spa, beach access and an 18-hole PGA National golf course; Palace Portorož has 183 keys, three restaurants, three bars, pools, spa and beach access.
